Strict Rules of the Eviction Process
The eviction process is like a dance with very specific steps. First, landlords must serve the correct notice to their tenants. This could be a Section 21 notice for no-fault evictions or a Section 8 notice when the tenant has breached the terms of the tenancy agreement. The notice must be served correctly, and the landlord must wait for the notice period to expire before taking further action.
If the tenant decides to stay put, the landlord must then apply to the Court for a possession order. This step requires a mountain of paperwork, including proof that the correct notice was served (usually with proof of posting – as opposed to a recorded delivery or mail that requires a signature - which is not advisable) and that all legal requirements have been met. Missing a single document can result in the Court adjourning or dismissing the case, leaving the landlord in a bind (not to mention the possibility of loss of rent).

So that when it comes to issuing eviction proceedings to obtain a possession order, you have proof of the documents you have provided to the tenant. This evidence is sufficient for the Court to prove that you have given them to the tenant.
Please bear in mind that when the anticipated Renters (Reform) Bill introduced by the last Conservative government (or the soon to be introduced the "Decent Homes Standard" Bill as renamed by the new Labour government) – it will be all change, so watch this space for more updates.
